01 What is a builder floor and how is it different from a flat in an apartment complex?
A builder floor is one independent floor within a low-rise building, typically built on an individually owned plot. Unlike apartments in a large housing society, it gives you a private entrance, no shared common walls with unrelated families, lower density, and often more control over layout and finishes. 02 Does the builder floor come with a lift, parking and terrace rights?

03 What is the difference between carpet area, built-up area and super built-up area?
Carpet area is the actual usable floor space within the walls. Built-up area adds the thickness of walls and balconies. Super built-up area further adds a share of common spaces like lobbies, staircases and lifts. 04 What should first-time home buyers check before making an offer?
Verify the title and ownership chain, check for any pending litigation or loans on the property, confirm approved building plans and occupancy certificate, compare the asking price with the local circle rate, and physically inspect construction quality and water/electricity connections before committing. 05 What is the difference between an Agreement to Sell and a Sale Deed?
An Agreement to Sell is a promise between buyer and seller outlining the terms of the transaction, but it does not transfer ownership. A Sale Deed is the final, registered document that legally transfers ownership from seller to buyer. Only after registration of the sale deed does the buyer become the legal owner. 06 What is a circle rate, and how does it affect my purchase?
Circle rate (also called guidance value) is the minimum price set by the government below which a property cannot be registered in a given area. Stamp duty and registration charges are calculated on whichever is higher — the circle rate or the actual transaction value — so it directly affects your registration costs. Legal & Documentation
07 What documents will I receive at the time of registry?
You will receive the registered sale deed, allotment letter, possession letter, copies of approved building plans, completion/occupancy certificate where applicable, and a No Objection Certificate (NOC) from the relevant authority. Legal & Documentation
08 Are home loans available for builder floor purchases?
Yes, most nationalized and private banks offer home loans for builder floors, provided the property has clear title documents and necessary approvals. Loan eligibility and the loan-to-value ratio depend on your income profile and the bank's policy. Finance
09 What additional costs should I budget for beyond the property price?

Applicable projects are registered under RERA (Real Estate Regulatory Authority), which ensures transparency in construction timelines, pricing and legal compliance, and gives buyers a formal channel for grievance redressal.
